Property taxes in Texas are derived from a county office (the appraisal district) assigning a value to your home on an annual basis. This property tax assessment is used to calculate your annual property tax bill.
Appraisal districts utilize a mass appraisal approach to assess properties, meaning it is not an independent appraisal of your home. Therefore, it is recommended that property owners file an appeal and ensure the formula is calculating the correct value. This can help to lower your property tax bill.
At NTPTS, we encourage all homeowners to file a property tax protest. It is your right to appeal the value assessed by the county appraisal district, so use it!

Texas Property Tax Appeal Process
Below is a breakdown of the steps required for homeowners to appeal their property tax assessments.
-
1. File an Appeal with Appraisal District
To file an appeal, you simply have to notify your county appraisal district that you disagree with your proposed value when you receive your annual Notice of Appraised Value. The deadline to file is typically May 15 or 30 days after the appraisal district sent the notice.
-
2. Attend Hearing with Appraisal Review Board
Once you file your property tax protest, you will be assigned a time to appear before the Appraisal Review Board, an independent body that resolves these disputes. At the hearing in front of the Appraisal Review Board, you will have a chance to submit information that shows why your assessment should be lower than what the Appraisal District is proposing. The Appraisal District will also have a representative at the hearing to provide information on why they believe the value they assigned is correct.
-
3. Appraisal Review Board Issues Decision
Once both sides have presented their information, the Appraisal Review Board will deliberate and issue a decision. Most homeowners who work with NTPTS receive their results by August.
Filing a property tax protest to challenge your assessment is an easy process, but achieving the best results through the appeal can be a very time consuming and cumbersome process. To ensure you achieve maximum savings, hire a property tax reduction firm like NTPTS.
