The Tarrant Appraisal District determines the value of residential and commercial property each year. Tarrant County property taxes are based on this assessed value.
As a property owner, you may disagree with the appraisal district’s findings. If you believe that the appraisal district has valued your property at more than it is worth, you have the legal right to file a protest to lower the amount of property taxes that you are paying.
Calculating Property Taxes in Tarrant County
Property taxes are calculated based on assessed value each year. Rates vary based on the taxing entities associated with each property, including the city, school, and water district. For example, some taxpayers in Tarrant County could owe taxes to Tarrant County College or JPS Health Network based on the property’s taxing entity boundary.
Due to these factors, we’ll use 2.5% or 0.025 per $100 as the tax rate for our example.
To calculate estimated taxes in Tarrant County, let’s use a home with an assessed value of $750,000. The property is located in Colleyville, and the school is Grapevine-Colleyville Independent School District. Using the aggregate tax rate above, the homeowner could owe $18,750 in property taxes for the year.

How to Protest Property Taxes in Tarrant County
We recommend protesting your appraised value, even if you file on your own. To contest your property taxes in Tarrant County, you will need to do the following:
- File a Notice of Protest Form (Form 50-132) online, by mail, or in person by the deadline.
- Prepare evidence to support your lower value.
- If possible, resolve with an informal review.
- If necessary, attend an ARB hearing.
- Appeal through district court or binding arbitration.
File a Notice of Protest
You can file a Notice of Protest online or by mail, but Tarrant Appraisal District (TAD) strongly encourages filing online. You can set up an account on the appraisal district website to file and view your appeal status.
The deadline to file a Notice of Protest is May 15 unless TAD says otherwise.
Prepare Evidence
Once you’ve filed, you’ll need to prepare evidence to support a lower appraised (market) value. Evidence can include sales price comps, quotes for major repairs, and information about any inaccurate property characteristics on the Notice of Value.
You can also contact the appraisal district for the evidence that they plan to use, which can be helpful in preparing evidence for your appeal.
Each appraisal district defends its value differently. All residential protests come down to these two elements: Adjustment Calculations and Comparable Selection. Be sure to confirm whether or not the comparables used against you are something you would have considered purchasing at the time you bought your home. Tarrant CAD uses land adjustments, comparable indexing, and effective age adjustments.
Resolve with an Informal Review
You can resolve your protest online through the TAD portal or over the phone. If you and the appraisal district agree to a value, there’s nothing further that you’ll need to do.
If you do not agree with the value, you can protest in front of the Tarrant Appraisal Review Board (TARB).
Attend an ARB Hearing
The TARB is an independent board of citizens, usually three people, that reviews property appraisals. Prior to the hearing, the appraisal district should send the ARB hearing procedures as well as a statement informing you of your right to request evidence from the appraisal district. This is part of the 14-day rule of evidence.
Prior to the hearing or immediately after it begins, you and the appraisal district will need to submit a copy of evidence you are using. The CAD must deliver the evidence they intend to present at hearing. They are not allowed to present anything else.
There are different options for attending the hearing, including in person or video conference, and you’ll be able to indicate your preference when you file. The hearing itself lasts no more than 15 minutes.
The TARB’s determinations are sent by certified mail, after which, you can decide if you want to appeal through district court or binding arbitration.
Appeal through District Court, Binding Arbitration or SOAH
If you are not satisfied with the TARB’s determination, you can file a petition with the district court, binding arbitration, or State of Office of Administrative Hearings (SOAH).
If filing with the district court, you must do so within 60 days of receiving the ARB’s letter. For binding arbitration, the deadline to file is no later than the 60th day from receiving the ARB letter. To file with the SOAH, you must file no later than the 30th day from receiving the ARB letter.
It’s important to note that these appeal options have filing fees and require that you make partial payment on your property taxes.
