About North Texas Property Tax.
The DFW Leader in High-End Residential Property Tax Consulting
At North Texas Property Tax (NTPT), we are a team of dedicated experts who believe our neighbors deserve more. “Getting more” means having a true partner to navigate the complexities of property tax disputes.
We are proud to be the largest high-end residential property tax consulting firm in North Texas. We don’t just “file paperwork”—we challenge inflated assessments and aggressively protest your county’s appraisal value to ensure you only pay what is fair. We are experts at what we do, and the net result is a significant reduction in the property taxes our clients pay every year.
Why 93% of Our Clients Experience More Every Year
We don’t outsource our work, and we never agree to “mass settlements” that trade one client’s savings for another. We work exclusively on your behalf. This dedication is why over 93% of our clients continue to engage our firm after their first year.
In each of the last six years, we have obtained over $100 million in appraisal reductions. To put that in perspective, the next most successful firm in the region achieved only $35 million. We are, by far, the DFW area’s leading authority for homeowners who value precision and results.
Expertise for Properties Valued at $1 Million and Above
Our Specialty: High-End Residential Property Tax
While we assist homeowners with properties starting at $250,000, our specialty lies in the luxury market. Over 25% of our clients own homes valued at $1 million or more.
In Dallas County alone, we represent 13% of all homes valued over $1 million—that’s over 1,000 high-end properties. The next largest property tax firm represents less than 3%. When a firm focuses so intensely on a specific arena, they excel. In the arena of North Texas property tax disputes, we are the experts who help you get more.
A Full-Time Team of Professional Advocates
Our Tax Consultants: Decades of DFW Experience
Our full-time consultants carry over 80 years of collective experience in the industry. We possess deep-rooted knowledge of the real estate markets in Tarrant, Dallas, Collin, and Denton counties. With our home office in Addison, TX, we are perfectly positioned to provide the local representation you need to win.
Our clients appreciate the long-term relationships we build. We conduct a detailed, independent analysis of your property every year with one objective: achieving the lowest possible appraised value.
See How Your Home Ranks in Your Neighborhood
Our Ranking Analysis: Data That Delivers
Unlike firms that rely on mass marketing, our approach is surgical. If you’ve received a letter from us, it contains a pre-analysis of your home comparing your appraised value to similar homes in your specific neighborhood.
Our Ranking Analysis is the backbone of a successful protest. We study:
- Neighborhood Codes: Grouping your home with its most relevant peers.
- School Districts: Analyzing value trends within your local ISD.
- County Areas: Broad-scale studies of Tarrant, Dallas, Collin, or Denton counties.
This data allows us to clearly state where your home “ranks” in terms of appraised value per square foot, providing the “smoking gun” evidence needed for a reduction.
Ranking By Group
Our analysis considers the value of your structural home, not the value of the land plus the home. This one action alone—separating the value of the home from the value of the land—could often lead to an up or down effect on the ranking per square foot of your home.
It is also our experience that we have a better chance of achieving a reduction on a home whose value per square foot puts them higher in the neighborhood’s ranking. Homes with a lower value per square foot usually fall lower in the group rating.
As clients’ ask, we do always protest our clients’ homes regardless of where they fall in the ranking. Yes! You’ve seen our high-end households earn an average reduction of $115,981 on property tax protests. But even houses with lower rankings usually find tax reduction savings. The experience more mantra of our staff for our client’s helps them all to get more!
Pre-Analysis vs. Final Presentation Analysis
Our ranking reports are identified as “pre-analysis” since they work with groupings of homes instead of a single specific home.
When we prepare a client’s actual case for presentation to the appraisal district, our focus and analysis techniques shift to a single home, comparing that specific home to individually identified comparable homes. We can focus on an individual home where the appraisal district must focus on the mass of homes as a group.
Work with Trusted Experts
Our experience is that your chance of success in achieving a reduction is based on many factors. Just because you rank high in the ranking comparisons does not by itself indicate you are due a reduction, a deeper level of analysis is required to make that case. And just because you rank low does not mean that additional analysis cannot identify a rationale for a reduction.
Each year stands on its own; the landscape and environment change each year and what happened last year is less important than just protesting. Our recommendation is that every owner should protest their appraised value every year.
